Construction has officially begun on a Whole Foods grocery store, which will serve as the anchor retail tenant for the expansive The Mix development in Frisco, Texas. This highly anticipated $3 billion project stretches over 112 acres and aims to transform the area into a bustling hub of retail, office, and residential spaces.
The first phase of The Mix broke ground in January 2025 and will encompass 28 acres of land. This initial phase is set to contain approximately 100,000 total square feet of retail space, along with 115,000 square feet dedicated to Class A office space. Additionally, it will include 635 urban residential units and a large 8-acre central park. This strategic mix of amenities is designed to create a vibrant community atmosphere where people can work, shop, and live.
At full build-out, The Mix is expected to boast more than 2 million square feet of Class A office space and 375,000 square feet of upscale retail space. The development will also feature two hotels and over 3 million square feet dedicated to residential options, making The Mix a comprehensive community designed to accommodate various lifestyles.

This 900-acre project will commence with 1,650 homes and an amenity center by a picturesque lake in McLendon-Chisholm, with plans for further expansion to include a total of 1,800 homes, aiming for prices ranging from the low $500,000s to $2 million.
In addition to residential growth, a full city block located at 801 and 811 Calhoun Street in Fort Worth’s Central Business District is currently for sale. This prime location sits adjacent to the new Texas A&M Law and Research Campus and the planned expansion of the Fort Worth Convention Center, presenting exciting commercial opportunities.
Further enhancing the residential landscape in Frisco, Pennrose is a new 382-apartment community currently under construction, projected to take two years, with leasing expected to begin in early 2027. In addition, Palladium USA has kicked off construction on Palladium Buckner Station, a significant $107 million project that will deliver 304 apartments, with 80% below market rate, providing essential housing options for a diverse population.
The real estate market continues to stay active, as evidenced by the acquisition of Crest Manor Apartments, a 600-unit community in Lewisville. This acquisition follows long-standing negotiations of five years and includes various unit types ranging from one to three bedrooms, further contributing to the area’s housing stock.
