These items mark near-term construction activity and longer-range district planning that together point to fresh investment in central Palm Beach County.
A joint venture has started construction on Mr. C Hotel & Residences West Palm Beach after closing a $285 million construction loan. The loan was provided by a private capital firm and the borrowers were represented by a financial adviser in the transaction. The residential portion of the project is about 70 percent sold, making the financing and groundbreaking a key milestone for the development.
The building will combine 146 luxury residences with a hospitality component that includes 110 hotel suites. The homes draw design cues from midcentury Italian Riviera style and were shaped by a noted architecture firm with interiors handled by a well-known design studio. Shared amenities are broad and upscale: a garden-level lap pool with private cabanas, a poolside bar and lounge, a fitness center with rooms for yoga and Peloton workouts, full spa facilities with steam and sauna rooms, a business lounge and library, high-speed private elevators, and curated art in public spaces. Residents and guests will be able to request services through a custom building app. The site is centrally located near cultural and park amenities along Okeechobee Boulevard, placing it close to museums, a performing arts center and several green spaces and trails.
The developer behind the Mr. C project has also been active with other regional financing, including large permanent loans on a mixed-use property in Miami. In the same regional market, other developers secured multi-hundred-million-dollar financing for major West Palm Beach projects earlier in the year, signaling continued lender interest in South Florida multifamily and mixed-use product.
Work is moving forward on The Nora District, a planned downtown destination that will mix reuse of industrial buildings with new construction across roughly 40 acres. Multiple partners are assembling land and planning a project that could top about 2 million square feet and cost over $1 billion to build out. The plan calls for retail, restaurants, residences, offices, hospitality and wellness offerings on a pedestrian-focused corridor along a former rail alignment.
As part of that effort, a New York–based hotel group is leading the design, development and operation of the district’s signature hotel, its first new-construction project outside New York. The hotel will include 201 rooms, occupy roughly 150,000 square feet, and is slated to open in August 2026, aligned with the operator’s fourth decade in business. The projected cost for the hotel is estimated just under $200 million, putting development costs near the market’s higher-end per-room levels. The hotel will offer a rooftop restaurant, garden dining, bars, a pool with private cabanas, and ground-floor dining from an established restaurant brand. The design leans into a Mediterranean Palm Beach look, blending local historic references and a calm, residential interior feeling rather than a standardized chain aesthetic.
Beyond the hotel, the district calls for several blocks of low-rise retail on a cobblestone-lined street, multiple residential rental buildings totaling roughly 800 units west of the hotel, and two to three condominium towers north of the hotel totaling roughly 250 units. Public officials attended a ground event for the project, underscoring local support for the district plan.
A new resort described as an island-like oasis has opened about a 10-minute drive from Palm Beach and the local airport. The 150-room property positions itself as a blend of family-friendly and adult-focused offerings and operates within a global hotel collection that gives loyalty members extra perks. Room sizes range from about 400 square feet for standard rooms to larger executive corners, and many suites include private butler service. Nightly rates span a wide range reflecting seasonality and room type.
The resort’s facilities are extensive: five food-and-beverage outlets including a poolside retro spot and a garden brasserie, a full-service spa with private treatment suites and steam and sauna rooms, a 1,000-square-foot fitness center, and racquet sports courts for tennis, pickleball and padel. Event capacity exceeds 21,000 square feet across ballrooms, meeting rooms and outdoor lawns. The property also includes access to a championship private golf course designed by a noted course designer, with specific guest fee and caddie requirements arranged through the resort concierge. Plans call for 22 luxury villas to be added by the end of the year, which may be enrolled in a resort-managed rental program.
These moves reflect several broad trends: strong lender appetite for large, well-positioned hospitality and mixed-use projects; interest from established operators in expanding outside their home markets; and a focus on design-driven, neighborhood-oriented hotels that aim to be local gathering places rather than standardized chain properties. Developers are pairing adaptive reuse and new construction to create walkable urban places that combine housing, hospitality and retail.
