SUNRISE — Indianapolis-based Simon Property Group announced a $265 million expansion of Sawgrass Mills, the nation’s largest outlet mall, that will add 480,000 square feet of retail, dining, and entertainment space to the 2.4 million-square-foot Sunrise complex.

The expansion, called The Palms at Sawgrass, will extend the mall’s south end with an open-air lifestyle center featuring 90 new tenants, a 12-screen premium movie theater, a 60,000-square-foot entertainment venue, and 1,100 new structured parking spaces.

Simon selected Whiting-Turner Contracting Company as construction manager. Site preparation begins in July 2026, with a targeted opening in spring 2028.

“Sawgrass Mills is consistently one of the top-performing properties in our global portfolio, and the South Florida market continues to justify expanded investment,” said Simon Property Group President and CEO David Simon.

The Sunrise City Commission approved the project’s development agreement in February 2026 after negotiations that secured $8 million in public improvements, including enhanced pedestrian access from the Tri-Rail station adjacent to the mall.

Broward County estimates the expansion will add 2,600 permanent retail and hospitality jobs and $14 million annually in local tax revenues. Construction activity during the 24-month build phase is projected to generate 3,400 construction employment positions.

Sawgrass Mills currently attracts 28 million visitors annually, making it the most-visited tourist attraction in the state of Florida after Walt Disney World.
