The Roeland Park shopping center, an essential retail hub located on Roe Boulevard near Interstate 35, is set for a much-needed revitalization. The property owner, TMM Roeland Park Center LLC, has pledged to undertake significant improvements following mounting pressure from city officials. This shopping center, primarily anchored by a Walmart, has faced challenges, including numerous vacant storefronts that have led to a decline in community engagement and an overall sense of disrepair.
The current condition of the shopping center is concerning as it is largely vacant, with the prominent space of a former CVS store left empty since 2021. Besides CVS, other vacant retail spaces include a former T-Mobile outlet and a liquor store, which have all contributed to the shopping center’s decline. In an effort to address these issues, TMM Roeland Park Center has taken proactive steps by hiring a construction manager along with industrial and retail specialists to help identify solutions and implement improvements.
TMM, which is affiliated with Kessinger/Hunter & Co. LC, has made it clear that filling the vacancy left by the CVS store is a priority. City officials, including City Administrator Keith Moody, have noted that prior attempts to communicate with TMM about the situation regarding the vacant storefront went unanswered in 2023. However, with the company’s renewed commitment to the shopping center, improvements are expected to commence soon.
The renewed collaboration between TMM and the city has been positively received by local officials. The willingness of TMM to engage in discussions and development plans marks a turning point after nearly defaulting on a development agreement due to previous lack of communication with the city.
Roeland Park Mayor Michael Poppa has expressed gratitude for TMM’s newfound cooperation, which is seen as a significant step toward restoring the area’s vibrancy. The city had previously engaged TMM through a Community Improvement District (CID) agreement that ran from 2013 to 2019, generating around $3.3 million in a dedicated fund for potential reimbursements. However, these funds remain unallocated, and one of TMM’s goals may involve utilizing these resources for upcoming enhancements.
The proposed improvements to the shopping center’s parking lot are expected to include a revised traffic pattern and curb replacements, enhancing accessibility for shoppers. TMM aims to secure approvals for these modifications from the landlords of nearby tenants such as Taco Bell, T-Mobile, and Walmart, by August 1, 2025.
The shopping center offers various retail options, including a Taco Bell and The Roe Shops, a nearby strip mall with seven active retail spaces. Currently, these spaces host a beauty supply store, a video game shop, and a mobile phone provider, which highlight the potential for a diverse retail experience in the area.
The revitalization efforts at the Roeland Park shopping center signify a promising trend for the local community. By addressing the concerns surrounding vacant storefronts and improving the physical environment of the shopping center, TMM is not only responding to city pressures but also investing in the future growth of the area.
With new hires at Kessinger/Hunter, including two individuals beginning their first permanent real estate roles, there is optimism that fresh ideas and energy will contribute to the successful rehabilitation of the shopping center.
