CRG and Shapack Partners have successfully secured financing to develop Chapter Ann Arbor, a new 19-story student housing project located just one block from the University of Michigan’s Central Campus. This significant investment aims to address the growing demand for student accommodations in the bustling city of Ann Arbor, Michigan.
Situated at 1201-1213 S. University Ave., the project will consist of 183 units that provide a total of 625 beds. The construction is set to begin in August 2025, with completion anticipated in 2027 to coincide with the start of the 2027-28 academic year. The location is strategically placed at the northeast corner of South University Avenue and Church Street in Ann Arbor’s vibrant South University District.
Chapter Ann Arbor is designed to provide a modern living experience for students. The development will offer a range of fully furnished apartments, from studios to five-bedroom layouts, ensuring a variety of options for students. Each apartment will include upscale finishes, including wood-style flooring, quartz countertops, stainless steel appliances, smart TVs in the living rooms, and in-unit laundry facilities, making it a comfortable and convenient choice for residents.

Findorff, a construction company known for its expertise in complex campus projects, will act as the general contractor for the development. Previous collaborations between CRG, LJC, and Findorff include the successful Chapter Madison project near the University of Wisconsin-Madison, which was completed ahead of schedule and fully leased for the 2024-25 academic year.
