Construction of a new self-storage facility in Southwest Florida
A significant wave of construction is transforming Southwest Florida’s commercial and residential sectors, highlighted by new self-storage facilities and an array of mixed-use developments. Key projects include a 934-unit self-storage facility set for Naples and a substantial $30 million mixed-use project in Hillsborough County, among other notable expansions. This growth reflects the region’s robust demand and commitment to enhancing local services and housing.
A wave of new construction across Southwest Florida is set to reshape both commercial and residential landscapes, signaling strong growth and increased development in the region. The most notable projects include self-storage facilities, retail locations, and a significant mixed-use development.
This month, construction will kick off on a new self-storage facility at Winchester Center in Naples. The facility will feature 934 units and will span three stories over a 2.8-acre site. Developed by Barron Collier Cos. in conjunction with Metro Commercial, the facility will be under the operation of *StorQuest*, targeting an opening date in late 2024.
Upon its completion, Winchester Center will also boast 41,836 square feet of commercial space, attracting tenants such as Sunshine Ace Hardware and NCH Immediate Care, in addition to a variety of restaurants.
Further north, Serenity Capital Management is making strides on a $30 million mixed-use project in Hillsborough County. The development will include a 65,000-square-foot self-storage facility, along with 21,000 square feet of retail and 10,000 square feet designated for medical offices, all located on a 9-acre plot previously occupied by Sun City Mobile Home & RV Park. Construction is anticipated to commence in late 2025.
Tampa is also witnessing significant activity with a major industrial warehouse development in progress by Hazel Street Capital and CIP Real Estate. This project involves a 331,000-square-foot operation set on a 26-acre site acquired for $19.45 million. The warehouse complex on Causeway Blvd will comprise three buildings of differing sizes, incorporating facilities of 110,000 sq ft, 142,000 sq ft, and a standalone 79,000 sq ft building.
In Ruskin, a newly constructed apartment complex known as Easton Riverview has recently been refinanced for $56.62 million. Completed in 2023, this complex includes 300 units that vary in size from 821 to 1,487 square feet.
Meanwhile, GPI Real Estate has made a strategic acquisition of 149.5 acres in Wesley Chapel for a new master-planned community. This development is projected to consist of 890 residential units and 104,000 square feet of commercial space, funded through a $5.5 million acquisition loan.
In Collier County, commissioners have given the green light for a new 200,000-square-foot self-storage facility on Tamiami Trail East, which will replace an existing U-Haul site. This facility will include limited retail options geared toward moving supplies.
Additionally, a new 10-acre self-storage site has been approved for the corner of Airport-Pulling Road and Orange Blossom Drive in North Naples, offering a feasible total leasable area of up to 104,000 square feet.
On the educational front, the Sarasota Youth Sailing Program is seeking a waiver for its planned education building. The proposed facility would be situated on city-owned property at Ken Thompson Park.
In recent news, Go Store It Self Storage proudly opened a newly developed 503-unit facility in Naples. This facility repurposes the site of the former Big Cypress Marketplace and provides a range of secure, climate-controlled storage units.
The expansions and new constructions across these various sectors highlight the ongoing development boom in Southwest Florida, catering to the growing demands of both residents and businesses. With such a variety of projects, the region looks poised for continued growth and prosperity.
