Developed by Barron Collier Cos. in conjunction with Metro Commercial, the facility will be under the operation of *StorQuest*, targeting an opening date in late 2024.

Upon its completion, Winchester Center will also boast 41,836 square feet of commercial space, attracting tenants such as Sunshine Ace Hardware and NCH Immediate Care, in addition to a variety of restaurants.

Upcoming Developments in Hillsborough County

Further north, Serenity Capital Management is making strides on a $30 million mixed-use project in Hillsborough County. The development will include a 65,000-square-foot self-storage facility, along with 21,000 square feet of retail and 10,000 square feet designated for medical offices, all located on a 9-acre plot previously occupied by Sun City Mobile Home & RV Park. Construction is anticipated to commence in late 2025.

Industrial Warehouse Developments in Tampa

Tampa is also witnessing significant activity with a major industrial warehouse development in progress by Hazel Street Capital and CIP Real Estate. This project involves a 331,000-square-foot operation set on a 26-acre site acquired for $19.45 million. The warehouse complex on Causeway Blvd will comprise three buildings of differing sizes, incorporating facilities of 110,000 sq ft, 142,000 sq ft, and a standalone 79,000 sq ft building.

Residential Growth in Ruskin and Wesley Chapel

In Ruskin, a newly constructed apartment complex known as Easton Riverview has recently been refinanced for $56.62 million. Completed in 2023, this complex includes 300 units that vary in size from 821 to 1,487 square feet.

Meanwhile, GPI Real Estate has made a strategic acquisition of 149.5 acres in Wesley Chapel for a new master-planned community. This development is projected to consist of 890 residential units and 104,000 square feet of commercial space, funded through a $5.5 million acquisition loan.

New Storage Facilities and Educational Projects

In Collier County, commissioners have given the green light for a new 200,000-square-foot self-storage facility on Tamiami Trail East, which will replace an existing U-Haul site. This facility will include limited retail options geared toward moving supplies.

Additionally, a new 10-acre self-storage site has been approved for the corner of Airport-Pulling Road and Orange Blossom Drive in North Naples, offering a feasible total leasable area of up to 104,000 square feet.

On the educational front, the Sarasota Youth Sailing Program is seeking a waiver for its planned education building. The proposed facility would be situated on city-owned property at Ken Thompson Park.
