The federal government has announced an investment of over $81.5 million towards the construction of 159 new rental homes in Toronto. This funding is part of the Apartment Construction Loan Program (ACLP), aimed at addressing the ongoing housing affordability crisis in urban centers across Canada.
The new development, named Vivant at Bedford Park, will be built at 3101 Bathurst Street in North York, Toronto. The project is being developed by Medallion Corporation, a trusted name in rental housing with over 60 years of experience in the industry. Construction is currently underway and is expected to finish by fall of 2027.
Vivant at Bedford Park will be a nine-storey, purpose-built rental apartment complex designed with modern and energy-efficient features. The development aims to cater to both individuals and families, providing a comfortable living environment that meets the needs of its residents.
This prime location is strategically chosen for its access to public transit, convenience stores, restaurants, bakeries, and various shops, ensuring that residents have access to essential services and local businesses. This thoughtful planning highlights the goal of fostering a vibrant community around the new housing development.
According to the federal government, this initiative is not just about constructing more houses; it is part of a larger strategy aimed at improving housing affordability in Toronto and beyond. The ACLP is designed to foster the creation of more than 131,000 new rental homes across Canada, providing relief to an increasingly crowded rental market. The Canada Mortgage and Housing Corporation (CMHC) has already committed $23.35 billion in loans since the program’s inception to support this initiative.
In light of the growing demand for rental housing, Scott Cryer, CFO of Medallion Corporation, emphasized the need for affordable rental homes in Toronto. The importance of this development extends beyond its immediate benefits, reflecting the rising need for sustainable housing solutions in urban areas where housing costs continue to escalate.
The Budget 2024 enhancements to the ACLP mark a significant advancement in efforts to expand eligibility, now including student housing and senior housing aimed at maximizing rental supply and supporting social outcomes. This forward-thinking approach underlines a commitment to not just building homes, but also addressing the diverse needs of the community.
As construction commences on Vivant at Bedford Park, this project stands as a crucial step towards alleviating the housing crisis in Toronto. It embodies the federal government’s ongoing commitment to creating new rental opportunities that cater to the varying needs of urban residents. With significant financial backing, strategic development plans, and an emphasis on affordability, this new project seeks to make a positive impact on the housing landscape in Toronto.
