The commercial real estate sector is particularly sensitive to these issues, urging the need for increased sales taxes to address underfunding and increase resources for projects aimed at improving conditions. A proposed initiative, titled “Save Our Streets and Schools” (S.O.S. Squared), aims to help with road expansions and the construction of new schools, crucial as the growth rate accelerates.

The Lee County School District, recognized as one of the fastest-growing districts in Florida, is expected to add around 1,000 new students annually. Recent data indicates Florida’s domestic migration has decreased, while the natural population growth appears negative, with more deaths than births observed. Between 2022 and 2023, the state added only 525,566 new residents, a significant drop from previous years’ numbers.

This slowing trend is partially attributed to decreasing domestic migration, while immigration has become the primary source of residency increase. International migration alone added a substantial 411,322 new residents during this period. Yet, challenges are anticipated in the future, including potential declines in GDP and employment rates by 2027.
