Frisco, Texas, is set for a major transformation with a $425 million construction loan for the Fields West mixed-use development. This financing, provided by major banks, marks a critical milestone in the project’s timeline. The City of Frisco has also issued municipal bonds to support this urban development, which will span 55 acres and include retail, dining, and office spaces. Construction has commenced, with phased openings anticipated in the coming years, promising a vibrant new destination in the fast-growing region.
Frisco, Texas, is set to undergo a major transformation with the recent closing of a $425 million construction loan for the Fields West mixed-use development. This financing agreement, finalized on July 1, is being provided by Bank of America, JP Morgan Chase, and Prosperity Bank, marking a significant step forward in the project’s timeline.
The City of Frisco has also played a key role in this development project, recently issuing $70 million in municipal bonds on June 27 as part of the overall financing strategy. When combined, these financial efforts are intended to catalyze the ambitious vision for Fields West within the broader 2,500-acre Fields master-planned community.
Fields West will span approximately 55 acres and aims to create a vibrant urban village that includes 350,000 square feet dedicated to shopping, dining, and entertainment options. Additionally, the project plans to incorporate 325,000 square feet of Class A office space, catering to the growing needs of businesses in the area.
The development is spearheaded by Fehmi Karahan, President and CEO of The Karahan Companies, recognized for previous successful projects like Legacy West in North Texas. Construction efforts have already commenced, with phased openings expected to begin in Q3 2027 and continuing into 2028.
Highlighting the commercial aspect of the development, around 70% of the retail space has already been pre-leased, with commitments from various well-known national brands and boutique retailers. Notable names slated to open include Bloomie’s, which will mark the first Texas location for Bloomingdale’s innovative retail concept, alongside Alo Yoga, Arhaus, Kendra Scott, Pottery Barn, Sephora, and Williams Sonoma.
To further enhance the dining experiences in Fields West, several popular restaurant concepts are planned, including Green Point, Claremont, Mexican Sugar, Sixty Vines, and Tommy Bahama Marlin Bar. Additionally, Mastro’s Steakhouse will make its debut in Dallas-Fort Worth at this new destination.
The design of Fields West focuses on creating a walkable mixed-use center, promoting an enjoyable, pedestrian-friendly environment. Plans also include the development of two hotels, which are currently under negotiation and are separate from the current construction financing.
In collaboration with Trammell Crow Co., Fields West is exploring opportunities for potential corporate office tenants within the 47 acres allocated for commercial use. This connection aims to strengthen the business ecosystem in Frisco.
This project is a vital component of the larger $10 billion Fields development, which also includes plans for a Universal Kids Resort and the new PGA of America headquarters, among other amenities. Fields West represents a significant investment that underscores Frisco’s growing reputation as one of the fastest-growing cities in the United States.
As construction progresses and new businesses begin to take shape, Fields West is poised to become a landmark destination, offering a blend of shopping, dining, and recreational opportunities that promise to enrich the community.
