After years of delays and challenges, the long-awaited Cotati Hotel project is poised to finally break ground. Developer Ken Molinaro has been working on this project since 2017, but a range of obstacles, including securing financing, the impact of the COVID-19 pandemic, and rising construction costs, have pushed back the timeline considerably.
Initially slated to start construction in early 2020, the project faced a significant setback when the original lender withdrew their support just a week before work was due to begin. Despite this, Molinaro has reported that preliminary work has been completed on the site located at 147 St. Joseph Way, just off Highway 101. This 2-acre parcel was previously used as a park-and-ride location and is critical for the city of Cotati, which currently has no hotels.
The completed preliminary work includes the installation of underground utilities, the construction of a fire suppression system, and essential building foundations like footings and rebar for walls. Additionally, plywood has been installed to form the structure.
However, a three-month pause was necessary due to financing issues. Molinaro is now in the process of securing funding from a new lender and is optimistic about finalizing the financing by the end of the month. With this new momentum, the hotel project is on track to begin construction soon.
The Cotati Hotel aims to create not just a place for visitors to stay but also a vibrant community hub. With 153 rooms, including five suites, the hotel will feature amenities such as a fitness center and outdoor seating. A restaurant, lounge bar, and marketplace with approximately 6,000 square feet of food venue space will enhance the experience for guests and locals alike.
One standout feature will be a stage for live performances, extending Cotati’s rich music culture and providing opportunities for local bands to showcase their talents. The hotel is uniquely positioned to support community events, which will help stimulate the local economy and bolster businesses in the area.
Cotati is currently the only city in Sonoma County without its own hotel, necessitating that visitors travel to nearby Rohnert Park for lodging. City officials have identified the hotel as a community priority, aiming to provide convenient accommodation for those attending local events, including Cotati’s renowned music festivals.

Market experts, such as Alan X. Reay from Atlas Hospitality Group, have pointed out broader industry challenges that affect hotel development across California. Yet, with strategic planning and community backing, the Cotati Hotel is on track to officially break ground, with completion projected for August 2024.
As construction begins, the hope is that this project will not only provide accommodations for visitors but will also create a vibrant space for community connection and engagement. With a solid foundation already laid, the Cotati Hotel is set to rise and enrich the local landscape.
