Florida’s affordable housing deficit now exceeds 500,000 units, and the gap is widening every year. As rents surge and home prices remain elevated across the I-4 corridor, South Florida, and Tampa Bay, the construction industry has both the responsibility and the opportunity to lead the solution.
The Sadowski Housing Trust Fund, Florida’s primary affordable housing funding mechanism, has been raided repeatedly by state legislators for non-housing purposes. That needs to stop. But funding alone won’t solve this crisis — we need innovation in how we build.
Modular construction, 3D-printed homes, and adaptive reuse of commercial properties all represent viable paths to delivering housing units faster and more affordably. Several Florida-based firms are already pioneering these approaches, but they need regulatory support and streamlined permitting to scale.
