The new project, also known as Clio, involves collaboration with JW Capital Partners to develop the property on the site of the former Rowe Funeral Home.

Designed by The Architectural Team, the new project will feature a mix of studio, one-bedroom, and two-bedroom apartments, with 72 one-bedroom units and 27 two-bedroom units included. This is a notable increase in scale compared to the last approved project, which encompassed 87,000 square feet and included 55 apartments. The new development will cover approximately 110,000 square feet and feature a 25-space parking lot alongside the courtyard adjacent to Union Common.

Financing and Review Process

The Procopio Companies has secured $41.4 million in financing for the construction of 57 Main, facilitated by Colliers International. The financial package includes joint venture equity from TwinFocus Real Estate Partners and a construction loan provided by HarborOne Bank and Westfield Bank.

The project will undergo a review by the Site Plan Review Committee, which will provide its suggestions to the City Council for potential approval. As the city continues to grow and adapt to modern needs, 57 Main is expected to be a vital addition to Marlborough’s vibrant community landscape.
