MIAMI — Coral Gables-based developer BDT Capital Partners and its partner Hines celebrated a topping-out ceremony Wednesday for 830 Brickell Phase Two, a 65-story, 1.1 million-square-foot Class A office tower that will be the tallest commercial office building in Florida when completed.

The $790 million tower at 830 Brickell Plaza is being built by Turner Construction and is scheduled to complete in September 2027. It follows the successful completion of 830 Brickell Phase One in 2022, which achieved 95 percent occupancy within 18 months.

“The demand signals for premium office space in Miami remain among the strongest in the nation,” said Hines Senior Managing Director Jon Elmore. “Phase Two is already 45 percent pre-leased to tenants including three major law firms and two financial services firms relocating from New York.”

The building features a sky lobby at the 40th floor, 42,000-square-foot typical floor plates, and sustainability systems targeting LEED Platinum and WELL Platinum certifications. A ground-floor retail podium includes 28,000 square feet fronting Brickell Plaza.

Turner Construction won the construction management contract in a competitive selection process. Major subcontractors include Moss Construction for concrete, Limbach Holdings for mechanical systems, and Mesa Electrical for the building’s advanced power infrastructure.

The tower has structural concrete walls designed to Florida Building Code wind speed requirements of 185 mph, exceeding minimum code standards by 22 percent, Turner officials said.
